Your rental payment will include your base rental amount. Trash is $12 per month and pest control is $8 per month which is added onto your account at the property. Water, sewer, and gas are billed back to the resident based on usage. Residents are responsible for setting up electricity and internet on their own.
There is a $50 non-refundable application fee per applicant. There is an administrative fee of $300 per unit at The View at Forest Park. With approved credit, we are currently waiving the security deposit.
At The View at Forest Park, we require three of your recent pay stubs for income verification. The income requirement is three times the monthly rental amount of your base rent. We do a criminal background check and credit check on all applicants at the property.
Yes, renters’ insurance is required before you move in at the property. There are two options for renters’ insurance at The View at Forest Park. You can either go through our preferred vendor, Resident Shield, or the resident can set up renter’s insurance separately through their own vendor.
At The View at Forest Park, we do a criminal background check and credit check on all applicants at the property. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. Please contact the leasing office for more information.
Yes, you can sign a lease agreement without a guarantor if you do not meet the monthly income requirement. However, a guarantor cannot be used for an applicant that does not meet the approved credit requirements.
Once someone applies, expect 3-5 business days on the approval of the rental application.
We offer 3-month, 6-month, 9-month, or 12-month lease terms.

The resident is responsible for electricity and internet/cable on their own. Electricity is through Ameren and your internet provider will be AT&T or Spectrum. Once you sign a lease and prior move in, we will email you a move-in packet with all the specific details needed for your utilities.
At The View at Forest Park, all our parking is assigned. We do have indoor garage spaces or outdoor gated spaces available, please check with the leasing office for pricing and availability.
There are 3 elevators located at the property.
The fitness center, package room, game room, and business center are open 24/7. The pool is open from 9am - 8pm or dusk.
Yes, we allow pets, but we do have breed restrictions at The View at Forest Park. Once someone applies, we use a third-party pet screening company for details on your animal. There is a one-time, non-refundable pet fee of $350 per pet. There is monthly pet rent of $30 per pet each month.
We do have a model unit of the LaSalle floorplan, however depending on availability, we can show additional units as needed. We do have floor plans, photos, and information available on our website.
Yes, we do virtual tours at the property. We have several photos on our website under the gallery as well. We also have brand new virtual tours added to our website – you will see them on the main page of our website.
Yes, we are conveniently located close to many shopping and dining establishments. There is West Pine Pharmacy, Whole Foods, Shake Shack, First Watch, and many other companies close by. You can also view a map of stores and restaurants on the Neighborhood page of our website.
